What Flippers Actually Need
Speed, reliability, and materials that read as quality to buyers in the target price tier — not the cheapest possible option. The most expensive flooring mistake a flipper makes isn't overspending on materials; it's using materials that signal "budget renovation" to a buyer who has other options. At Eastside price points, buyers notice.
How We Spec for Different Price Points
For a $600–$800K Kirkland or Bothell flip: high-quality LVP throughout main and lower level, porcelain tile in bathrooms, carpet in bedrooms. For an $800K–$1.2M flip: engineered hardwood on main level, porcelain tile in bathrooms and mudroom, LVP in basement. For $1.2M+: engineered or solid hardwood main level, natural stone or large-format porcelain in primary bath, hardwood or carpet upstairs.

We schedule flooring last before final clean and staging, and we hit our committed dates. If a date changes on your end, we work with it — we ask for the same flexibility in return.
