What is dustless sanding and why does it matter?
Dustless sanding uses a belt or drum sander connected to a HEPA-filtered vacuum containment system that captures the vast majority of sanding dust before it becomes airborne. Traditional open sanding leaves fine dust on every surface in the house — in HVAC ducts, in closets, on furniture. Dustless is more expensive to set up but the right way to do this job in a home people live in.
How many times can a hardwood floor be refinished?
It depends on the floor's thickness and how deep the previous sanding cuts were. Most 3/4" solid hardwood floors can be refinished 5–7 times over their life. We measure the floor and assess remaining thickness during the estimate — if there's not enough material for another full sand, we'll be upfront about screen-and-recoat as the appropriate option instead.
Do we need to leave during refinishing?
For full sand and refinish with oil-based finish: 24–48 hours for the finish to cure enough for foot traffic, 72 hours before furniture goes back. Water-based finish cures faster — same-day light foot traffic is possible with proper ventilation. Pets should be kept out until the finish is fully cured.
