Flooring in Kirkland — What We See Here
Kirkland's housing stock spans more than a century of construction — from original craftsman bungalows near downtown Kirkland and the Houghton lakefront to mid-century ramblers throughout Rose Hill and Norkirk, to the newer custom construction in Finn Hill and the Bridle Trails equestrian community. Each era of construction brings a different starting point for flooring work.
The downtown and Houghton waterfront homes we service most often have original fir subfloors — sometimes original fir finish floors that are worth refinishing rather than covering. The 1960s–1980s ramblers in South Rose Hill and Canyon Park typically have original carpet over plywood subfloor, and carpet-to-hardwood conversion is our most common project in these neighborhoods. Finn Hill's newer construction usually has LVP or laminate from the builder that homeowners upgrade within the first few years.

Kirkland's Juanita neighborhood, adjacent to Juanita Bay Park and the creek, sees notably more moisture exposure in the subfloor of below-grade spaces than inland Eastside properties — we moisture-test thoroughly on any Juanita installation before recommending a material.
