Solid hardwood is exactly what it sounds like — a single piece of wood from top to bottom. Engineered hardwood has a real hardwood wear layer on top of a cross-ply plywood core. The cross-ply construction is what matters: it makes engineered hardwood significantly more resistant to expansion and contraction from humidity changes.
For Above-Grade Spaces in a Conditioned Home
Either material can work above grade in a well-conditioned Eastside home. Solid hardwood can be refinished more times over its lifetime (the wear layer is thicker). Engineered hardwood handles humidity swings better and is appropriate for over-radiant-heat systems where solid is not. For most homeowners, engineered hardwood is the better choice given the region's seasonal humidity variation.
For Below-Grade and Over Concrete
Engineered hardwood is the only appropriate hardwood choice below grade or over concrete — and even then, only with proper moisture testing and vapor control. Solid hardwood over concrete or in basements is a warranty-voiding installation that will fail in the Pacific Northwest climate.
